From costs and flat life to giving notice – short, clear answers.

Costs & rent

How much does a room in Bern cost?

It depends on location, size and features. You can see current prices on every room on the home page – always including utilities.

Tell us your budget and we will look for the right room for you.

What is included in the rent?

The rent includes the following utilities:

  • Electricity & heating
  • Water
  • Fast internet (Wi-Fi)
  • Regular cleaning of the kitchen, bathroom and hallway

You pay a fixed amount each month with no hidden extras.

How much is the deposit and how do I pay it?

The deposit is one month’s rent and must be paid in full before the key handover. Instalments are not possible.

You can pay by bank transfer or in cash. You get the deposit back after moving out, provided there is no damage.

How do I pay the rent?

Rent is paid monthly in advance by bank transfer. The exact due date is in your contract.

Shared flat life

Which rooms do I share with my flatmates?

You share the kitchen and bathroom, and possibly the hallway. Your room is yours alone – with its own key.

You have your own labelled shelves in the kitchen and fridge, and in the bathroom too if there is enough space.

Who will my flatmates be?

Mostly working people, students or weekly commuters in Bern. We talk to everyone before they move in.

Living together is quiet and respectful: people say hello but live largely independently. Not a party flat.

How many people live in a flat?

Usually 2 to 5 people, depending on the property. You will find out the details at the viewing.

Are there house rules?

Yes, the usual rules for shared living:

  • Leave shared areas clean after use
  • Respect quiet hours, especially at night and at weekends
  • Keep your food in your own compartments
  • Dispose of waste according to local rules

The exact house rules are in the contract and explained at the viewing.

Can I have guests?

Yes. Overnight guests are usually possible too, but should be the exception and not disturb anyone. Any rules are in the rental contract.

Moving in & documents

Which documents do I need?

Just a photo or scan of your valid ID – Swiss ID card, passport or foreign residence permit.

We do not ask for a debt register extract, proof of income or an employer reference. That makes it especially easy for newcomers to Switzerland.

Can I move in today?

Yes, if a room is free immediately, the contract is signed and payment has arrived. Many properties have a key safe, so you can move in outside office hours too.

Can I register officially in Bern?

Yes. With your signed contract, you register with your municipality within 14 days – in the city of Bern at the residents’ services (Einwohnerdienste).

Do I need a debt register extract?

No. This especially helps people who are new to Switzerland.

Furnishings & cleaning

What is in the room?

Rooms are fully furnished, usually with:

  • Bed with mattress, duvet and pillow
  • Wardrobe
  • Desk and chair
  • Shelves and bedside table

You can see the exact furnishings in the photos. Bring your own towels and personal items.

Is the room clean when I move in?

Yes. Every room is cleaned thoroughly before a new tenant moves in. Bed linen, mattress cover and protector are new or professionally washed.

Are there dishes and pans in the kitchen?

No, please bring your own kitchen utensils. Flatmates are often happy to share, though – just ask.

Who cleans the shared areas?

The kitchen, bathroom and hallway are cleaned professionally on a regular basis, included in the rent. We still expect everyone to tidy up after themselves.

Is there Wi-Fi?

Yes, fast internet is included. You get the login details at the key handover.

Notice & rental period

What is the minimum stay?

The minimum rental period is 1 month. There is no maximum – some people stay a few weeks, others several years.

How quickly can I give notice?

With 14 or 30 days’ notice depending on your contract, to the middle or end of a month. The terms in your contract apply.

Is there a notice freeze over the holidays?

Yes. Notice cannot be given between 1 December and 15 January. The tenancy then ends on 15 January.

How do I give notice?

By email to info@zimmer-in-bern.ch or by registered letter. We confirm your notice in writing.

When do I get my deposit back?

After you move out and return the key, we check the room. If there is no damage, we transfer the deposit back within a few days.

Everyday life in Switzerland

How do I dispose of rubbish correctly?

Waste is strictly separated in Switzerland, and household rubbish needs official, fee-paid bags or stickers. Which ones and when they are collected is set by the city of Bern or your municipality.

Careful: Fines for incorrect disposal can be high. Ask at the viewing or ask your flatmates how it works in the building.

Glass, PET, cardboard and other recyclables can be dropped off free of charge at collection points.

How does recycling work?

You can drop off the following free of charge at public collection points and in shops:

  • Glass (sorted by colour)
  • PET bottles
  • Aluminium and tin
  • Cardboard and paper
  • Batteries

Your municipality’s website shows the nearest collection point.

How do I get around Bern?

Bernmobil trams and buses run frequently, and the Libero pass covers the whole region. From Bern station, trains take about an hour to Zurich or Basel and around 20 minutes to Thun.

Every neighbourhood has shops nearby – Migros, Coop, Denner, Aldi and Lidl.

Do I need health insurance?

Yes. Basic health insurance is compulsory for everyone living in Switzerland. You must take out insurance within 3 months of arriving.

Premiums vary a lot, so it pays to compare, e.g. on comparis.ch.
